Why should I do a home inspection?

You want a trained professional look at the property and all its systems to make sure that everything is safe and in working order.

1)  From a visual inspection, are there issues with the building envelope (roof, walls, foundation, grading)? Do you know what to look for?

2)  Are systems approaching the end of their useful life (roof, siding, windows, furnace, air conditioning units, fireplaces, chimneys)? Do you know what to look for?

3)  Are all of the safety features present and in good working order (hand rails, railing, lighting & switches, etc.)? Are you familiar with all of the regulations that govern wiring, plumbing, building code specifications? Do you recognize what needs to be upgraded?
 
  
How many people do home inspections when they buy a new home?

Depending on the area, up to 65% of property transactions involve a property inspection. The trend towards home inspections and pre-listing inspections is increasing as people become more aware of the home inspection service and the valuable information it can provide when making such a large investment.


 
Why should we hire SG Inspections Inc. to do our home inspection?

Reporting System
 
We use the Home Reference Book published by Carson Dunlop and Associates Limited. It has an effective reporting system and is an excellent resource for homeowners on terminology, maintenance items and how the various systems in a home work.   We incorporate our inspection report into this book for you so that you have a great resource for years to come. 
 

Do you recommend tradespeople or provide estimates on repairs?
 
No. We are not in the general contracting business – we do not recommend companies or provide “ball-park” estimates. Please ask a reputable general contractor or specialized service provider for estimates on the cost of work to repair, replace or renovate your home.  We always recommend that you get a minimum of three quotations for any work and needs to be done and interview tradespeople and contractors to ensure that you find someone who is reputable and trustworthy. 


 
It’s really difficult for me to take time off work during the day. Can we do a home inspection at night?
 
We will not do any inspection work after dusk. You can’t see the building envelope and systems effectively with a flashlight. We offer appointments 7 days a week because we understand how challenging it can be to find time during the workday. Please call us to arrange a time that works well for you.
